Job Description Summary
Primary Purpose of Position:

Maintain the integrity of all building systems, operate the building in an efficient manner, and perform a variety of tenant services while maintaining positive tenant relations in accordance with the companies established operational and safety procedures.
Job Description

Shift: M-F; 7:00 am to 3:30 pm

Shift differentials:
  • 2nd shift + $1.50

Essential Functions:
  • Manage the day-to-day efficient operation, maintenance and repair of all building and site systems for a particular site or assigned group of buildings. Building systems include HVAC, electrical, lighting, plumbing, energy management, and fire protection.
  • Coordinate the day-to-day completion, organization and accuracy of preventive maintenance, loss control, Orders of Condition records (or the like) and other records for the respective site/group of buildings.
  • Promote, establish and maintain positive relations with tenants via proactive communication and routine follow-up.
  • Monitor and oversee the weekly water treatment and testing program and review for deficiencies
  • Assist less qualified staff to develop their skills and abilities
  • Assign and monitor preventive maintenance, loss control and repair work schedules for respective site staff.
  • Assist Building Engineers and/or perform the troubleshooting of building systems as needed.
  • Oversee organization and accuracy of preventive maintenance, loss control and repair work and related records for the respective site/buildings.
  • Regularly inspect all areas of the site/building(s) and report deficiencies as well as suggestions for improvements.
  • Communicate regularly with chief engineer
  • Contribute to the collective effort of maintaining exemplary operating and maintenance standards by communicating general property deficiencies to building staff, Property Managers, Director, Engineering, etc.
  • Coordinate the day-to-day coverage of respective site/buildings to ensure proper coverage.
  • Available for various shifts and to occasionally work extended hours, nights, weekends and holidays to ensure adequate building coverage and perform necessary repairs. Respond to after-hours emergencies such as fire, flooding, severe weather (including snow and ice removal), power outage, and other related situations including clean-up activities.
  • Coordinate and maintain the day-to-day upkeep, organization, and safety of the in-house workspaces, penthouse equipment rooms and base building areas.
  • Demonstrate a thorough knowledge of equipment being serviced and employ service procedures and techniques indicative of first class work. Follow procedures as outlined in the preventive maintenance program, loss control program, and safety program.
  • Promote and contribute toward overall effort in maintaining a high standard in the operation and appearance of the building(s) and grounds as well as tenant relations through daily work practices.
Non-Essential Functions:
  • Assist in the technical training and upgrading of skills of less qualified staff.
  • Perform other duties as assigned.
Requirements and Qualifications:
  • High School Diploma or equivalent educational certification preferred.
  • A minimum of 7 years of experience as a Building Engineer or equivalent experience and responsibilities including working knowledge of commercial office building plumbing, electrical, fire, and various HVAC systems, as well as pneumatic, DDC and building automation control systems.
  • Universal CFC certification required.
  • Strong interpersonal and supervisory skills. Ability to communicate effectively with co-workers, tenants and vendors.
  • May be required to obtain certification as an Asbestos Associated Project Worker.
  • Ability to work at various properties that may be assigned from time to time.
  • Strong technical and problem solving abilities including those related to mechanical controls.
  • Possess knowledge of safe and efficient operation of all equipment, power and hand tools including but not limited to a snow blower.
  • Ability to work independently as well as a productive member of a team. Be able to coordinate projects or tasks efficiently and optimize the performance of others. Ability to handle multiple tasks.
  • Ability to demonstrate exemplary tenant relations and provide excellent customer service.
  • Proficient computer skills necessary to operate computer for general day to day work and communications and Building Automation Systems (when applicable).
  • Ability to type or write as needed.
  • Familiarity with OSHA, NEC, NFC and Life Safety codes.
Physical Requirements:
  • The ability to observe details at close range (within a few feet of the observer).
  • Problem Sensitivity - The ability to tell when something is wrong or is likely to go wrong. It does not involve solving the problem, only recognizing that there is a problem.
  • Control Precision - The ability to quickly and repeatedly adjust the controls of a machine or a vehicle to exact positions.
  • Manual Dexterity - The ability to quickly grasp, manipulate, or assemble objects.
  • Substantial lifting (up to 50 pounds) is required
  • Ability to stand and walk for extended or continuous periods of time
  • Ability to quickly bend, stretch, twist, or reach out
  • Ability to ascend and descend staircases, ladders, and/or step stools
  • Ability to operate applicable hand tools, power tools, and equipment
  • Communication/ Expression -The ability to communicate information and ideas so others will understand.
  • Deductive Reasoning - The ability to apply general rules to specific problems to produce answers that make sense.
