Project Manager - Multifamily Housing New Construction

Job Summary

The Project Manager - Construction manages and supports the Construction Project Team with all construction management and related activities throughout the entire project life cycle, from Preconstruction planning to Project Closeout.

Education/Certificates:

  • High School Diploma or equivalent required; Bachelor's Degree or equivalent preferred.
  • Valid Driver's License required.
  • OSHA 10-hour and 30-hour certification preferred.
  • CPR/First Aid certification preferred.

Experience:
  • 5 or more years of construction experience required.
  • Prior Project Management or other leadership experience preferred.
  • Multi-family construction experience strongly preferred

Skills, Knowledge & Abilities:
  • Knowledge and understanding of construction documents, drawings and specifications, construction means, methods and materials, contracts, and budgets.
  • Advanced computer skills and familiarity with Microsoft Outlook, Microsoft Project (or equivalent), Word, Excel, Bluebeam, and construction management software (Procore preferred).
  • Critical thinking and problem-solving skills.
  • Excellent interpersonal skills combined with excellent attention to details and effective verbal and written communication.
  • Experience managing a team including strong leadership or mentorship skills and conflict resolution abilities.
  • Ability to follow complex oral and written instruction.
  • Demonstrates strong dependability, flexibility, and teamwork.
  • Utilizes strong multi-tasking and organizational skills.
  • Excellent ability to interact and communicate effectively within the organization, as well as with Trade Partners, (i.e., Subcontractors, Vendors Consultants, Inspectors, Investment Partners, and other related stakeholders etc.) and all associates on the project site.
  • Experience with construction estimating and scheduling processes.
  • Ability to manage multiple projects at different stages of construction.
  • Project specific insurance requirement knowledge.
  • Ability to work flexible hours.
  • Reliable transportation for travel to multiple project sites, as needed.

Essential Duties:
  • Coordinates with Fairfield Development, Design and Preconstruction teams, as well as architect and consultants throughout the project.
  • Monitors field operations in coordination with field leadership to ensure schedule and contract compliance and safe work practices.
  • Creates and maintains professional relationships with qualified Trade Partners.
  • Reviews and provides feedback on Design Drawings in detail for constructability and value engineering.
  • Establishes, oversees and manages bid process, including but not limited to creating bid packages, reviewing bids, creating bid summaries, preliminary Budgets, etc.
  • Develops complete knowledge and intimate familiarity with all construction documents including but not limited to Drawings, Specifications, Contracts, RFI's, and Change Orders.
  • Manages construction financials, including Project Budget and monthly Payment Application reviews.
  • Oversees the Project Team with development and maintenance of the Construction Schedule. Regularly reviews and updates the Construction Schedule sequence and progress (including developing short term Look-Ahead Schedules).
  • Identifies, reviews and approves Contract and Change Order Scopes of Work for accuracy, trade responsibilities, scope gaps, etc. with the Project Team prior to issuing.
  • Regularly updates and reports on the project's performance through a variety of reporting mechanisms, including weekly and monthly reports, progress photos, etc.
  • Functions as liaison between Property Management, Marketing and Construction Teams and ensures successful transition.
  • Oversees Closeout process, including all documentation.
  • Manages conflict and dispute resolution while maintaining company values.
  • Completes company required training by established deadline.
  • Complies with all Fairfield standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws.
  • Any other duties or responsibilities that may be assigned.

Estimated Rate of Pay:
$120,012.78 - $156,016.62
This position is exempt; the range above reflects annual salary.

The pay range displayed for this position is determined by skills and experience required, location and job complexity*. Potential job offers may vary based on the skills, education, and experience an individual candidate holds. This range reflects base rate only, and does not include allowances, perks, commissions or bonuses applicable to this position (if any). In addition to base salary, Fairfield offers all full time associates the following, upon meeting eligibility requirements:

* Pay range is a calculation based on a midpoint price. Fairfield complies with all wage and hour laws, including minimum wage and salary exempt requirements.
